I will gather a great deal of information about your home (or condo), and then compare it to other similar ones that have recently sold in your neighbourhood or your condominium.
Even though it’s rare to find two houses or condos exactly alike, I know how to make adjustments for the various differences between the most comparable sales. It’s critical to assess your property as accurately as possible, because your asking price can make or break your sale.
SHOULD YOU GO WITH THE HIGHEST ASKING PRICE?
Even in an amazing Seller’s market, it’s still possible to be perceived as overpriced.
When this happens, too often you end up with fewer Buyers competing to purchase your home… which usually means a lower sale price…
It’s very important not to be swayed by the highest sales price that an agent quotes you, because if your offering price is too high many Buyers will not even consider it.
HOW DO YOU DECIDE ON YOUR BEST ASKING PRICE?
Choosing your optimum asking price is quite challenging. I will do a detailed market analysis for you, comparing at least 4 or 5 other recent sales of homes or condos that are most similar to yours. This analysis should give you a very clear picture of the range of value of your home and even more importantly, the best price that you should offer your home for.
