Who's Working for You?
Now that you’ve figured out what your dream place looks like and what financial decisions you need to make, it’s critical for you to know that you have an Agent working on your behalf.
A Real Estate Agent can be a Seller’s Agent, a Buyer’s Agent or a Dual Agent (when we act under Multiple Representation).
When you are selling… a Seller’s Agent owes loyalty, confidentiality, full disclosure and accountability, as outlined in a standard agreement, whether it is MLS or exclusive.
When you are buying… a Buyer’s Agent owes you the same - loyalty, confidentiality, full disclosure and accountability. In the same way that a Seller signs a contract to sell their home, there is a standard Buyer Agency contract that we are required to sign together.
Multiple Representation or dual agency occurs when one real estate agent is representing both the Buyer and the Seller. The ‘Agent’ is actually the Brokerage or the company – for example, Sage Real Estate.
When we meet, we’ll discuss the paperwork – our mutual options and obligations - so that you understand everything before you sign anything.
